PLANS for around 300 new homes on the site of Helensburgh Golf Club will go before councillors for the first time next week.

Taylor Wimpey’s outline proposals for the development, which would see the existing golf course remodelled and a new clubhouse built, have been made available to view online in a ‘proposal of application notice’ (PAN) – and a new website.

Argyll and Bute Council’s planning, protective services and licensing (PPSL) committee will discuss the plans at a virtual meeting on Wednesday, February 17.

As the development is only at the PAN stage, councillors will only be asked to provide feedback and not to take a vote on whether to grant planning permission.

The developers have also announced plans to stage two online consultation events, the first of which is expected to be Friday, February 26.

It is anticipated that a second one will be held a month later. Full details for the two online consultations have yet to be published by Taylor Wimpey.

A full planning application is then expected for submission to the council during the springtime or summer.

As well as refreshing the 18-hole golf course, the proposed development also includes a six-hole par three course.

A brief statement on Taylor Wimpey’s website for the development says: “Overlooking the Clyde Estuary, the redevelopment of land at Helensburgh golf course in partnership with Helensburgh Golf Club aims to deliver an impressive development of around 300 new homes, including 25 per cent affordable homes.

“We have submitted a Proposal of Application Notice (PAN) to Argyll and Bute Council and we are at the early stages of the design proposals for the site.

“We are proposing to create a development which will maximise the views over the Clyde estuary, while also integrating with East Abercromby Street and Sannox Place to the east, in addition to Old Luss Road which runs north to south.”

The proposed houses will be a mix of two, three, four and five-bedroom properties, with an equipped play area. Dunbritton Housing Association would manage the portion of affordable homes.

The developers added: “As well as impressive new private homes, affordable housing and an upgraded and modernised golf course facility for the local area, this development will also provide a range of community benefits through a Section 75 agreement with Argyll and Bute Council which is likely to include contributions towards education [and] transport improvements as well as services and amenities. 

"These will be finalised as part of the overall planning application process.

“Our first online public consultation event is expected take place on February 26 – further details will be confirmed around times and how to take part.”

A report to the PPSL committee said: “In addition a specific online presentation will be made to the [Helensburgh] Community Council of a similar format, and a commitment to additional meetings with the Community Council has been made.

“The applicants will also be sending an information leaflet to surrounding residential occupiers to make sure that they are aware of the proposals. A press notice will also be published.

“Officers are content that the proposed steps are commensurate with the scale of the development and the likely level of public interest in the proposal and accord with the current Covid-19 pre-application guidance and regulations of the Scottish Government.”
